Should my South African guest house or Airbnb add solar and EV charging?
Add solar for daytime laundry, HVAC and water heating; treat guest EVSE as a metered amenity with load limits — complimentary power still has a kWh cost.
Updated 27 October 2026 · Illustrative ranges — not a formal quote or legal advice.
Answer first: Guest houses and short stays should treat solar as a daytime opex cut and EVSE as a metered amenity — not free power that erases the spreadsheet. Laundry, HVAC and geysers that track occupancy are the savings engines.
Where guest properties save rand
- Daytime laundry and pool pumps aligned with PV.
- Heat-pump water heating sized for turnover — water heating · heat-pump payback.
- Selected backup for Wi-Fi, access control and a fridge line during shedding — essentials.
- Optional Type 2 bay marketed with price or fair-use rules.
Commercial-shaped framing: commercial hub · small business · idle holiday homes: holiday-home solar. Money overview: costs & savings.
Complimentary EV charging — price the promise
“Free EV charging” is a marketing line with a kWh cost. Pick one:
- Include a capped kWh in the room rate and load-manage the bay.
- Meter and charge a guest tariff below public DC but above your blended cost.
- Point guests to nearby public DC for long top-ups — networks · etiquette.
Home/guest AC energy (~R3.50–R4.70/kWh band) still beats habitual public DC at ~R7+/kWh for many overnight stays — cost to charge. Install path: wiring & CoC · wallbox cost · load management against kitchen peaks.
SSEG, CoC and insurance on a trading property
Grid-tied plant needs distributor registration and a CoC even when the listing photos look “residential.” Disclose PV and battery to the insurer; short-stay risks sometimes sit on commercial schedules — ask the broker — insurance · SSEG · CoC · commercial SSEG.
Noise, placement and reviews
Inverter fans under laundry-hour loads can annoy the feature bedroom. Place plant with acoustics in mind — inverter noise & placement · batteries: indoor vs outdoor. Guests forgive shedding when Wi-Fi stays up; they do not forgive a roaring cupboard at 02:00.
Listings honesty and Stage rotations
Say what stays on during outages. Overselling “unaffected by load shedding” when only lights and Wi-Fi are on the essentials bus creates refund fights. Size backup to the promise — Stage 6 sizing · load shedding.
Staff charging and SARS
If employees charge private EVs on the business supply, payroll fringe questions may apply — SARS workplace EV. Keep guest amenity energy separate in the books when you can. Destination / workplace design notes: workplace EV.
Finance and phased upgrades
Cash and asset finance keep warranties clear; rent-to-own needs exit rules if you sell the guesthouse — finance. Phase heat-pump and PV before glamorous DC for Instagram — install order habits transfer: install order.
Red flags
- Oversized arrays sold on export myths while geysers still roast night tariff.
- Unmetered “free EV” with no amp cap next to the kitchen peak.
- No CoC / no SSEG on a trading property.
- Installer without hospitality or light-commercial references — red flags.
Guest-bill honesty and fixed charges
Hosts often under-price stays after solar because the municipal fixed / capacity charge and prepaid token mark-ups never left the bill. Model net monthly reduction after those lines, then decide whether guest EV charging is a free amenity, a metered add-on, or limited to off-peak. A 7.4 kW wallbox that guests leave plugged overnight can erase a day’s PV self-use if it pulls from peak TOU or a thin battery reserve meant for Stage 6 evenings.
Publish a one-page house rule: max charge rate, quiet hours, and whether the bay is on essentials. Related: fixed charges with solar · destination charging.
SSEG and multi-unit paperwork
A guest house on one erf still needs a clean SSEG path and CoC; sectional-title or second dwelling twists need body-corporate or second-meter clarity before deposit. Do not assume “Airbnb income” impresses the municipal portal — they want single-line diagrams and type-test certificates — SSEG · sectional title.
Guest expectations vs Stage reality
List what stays up: lights, Wi-Fi/fibre path, fridge, gate/alarm, selected plugs. Publish that list in the listing so “whole house backup” is not implied by a single Instagram inverter photo — fibre / router · gate / alarm · essentials.
EV guest charging as a product
If you advertise EV charging, state kW, connector type, price per kWh or per night, and whether it runs during Stage. A portable lead left in the garage is not a product — charger brands overview · connectors · charge cost.
Tariff and fixed-charge modelling
High occupancy with daytime laundry can make self-use excellent; empty midweek winters expose fixed charges. Model both seasons — fixed charges · monthly savings · holiday home.
Quick FAQ
Will solar eliminate load shedding for guests? Only on the essentials you wire — message honestly on the listing.
Do I need commercial SSEG? Many guest houses sit on small commercial or residential tariffs — confirm with the distributor and EPC.
Should I advertise CCS2? Most overnight stays need Type 2 AC; DC is a different capex — connectors.
Worked opex intuition (illustrative)
A four-suite guest house running laundry and pool pumps mainly between 09:00 and 15:00 can self-consume a large share of a well-oriented array. Moving tumble dryers into the solar window is free money. Advertising “free EV” without an amp cap next to the kitchen induction peak is how the hybrid clips and the kettle browns out during check-in.
Model guest EVSE as a separate cost centre for three months before you make it a permanent marketing promise. Demand-charge accounts (small commercial tariffs) need the C&I instinct — demand charges.
Channel photos vs compliance reality
Listing photos of a pretty carport do not replace SSEG letters. Platforms will not help when the metro queries an unregistered inverter. Keep compliance PDFs with the property file beside gas and fire certificates. Roof penetrations on heritage or thatch-adjacent buildings need extra care — penetrations · roof suitability.
Seasonality and staff housing
Quiet season is when idle-export maths looks tempting — resist oversizing. Staff rooms on the same hybrid need clear essentials rules so a heater does not kill guest Wi-Fi backup. Prepaid tokens for staff cottages: prepaid + solar.
From quote to first guest (host checklist)
- Freeze a weekday/weekend load sketch including laundry days.
- Decide EV amenity policy (cap / meter / refer to public DC).
- Get two EPC quotes with SSEG scope and usable kWh written down.
- Place inverter for acoustics before deposits clear.
- Update insurer and listing copy to match essentials reality.
- Train staff on portal basics and what not to switch in shedding.
Hosts who reverse this order buy Instagram carports before heat pumps and then wonder why opex barely moved — install order · whole-home.
Farm-stay hybrids: keep agri loads on a separate model — farm solar.
Marketing copy that matches the single-line diagram
If the listing says “solar powered stay,” say what that means: daytime solar offset, backup for Wi-Fi and lights, or full air-con through Stage 4. Guests compare reviews; overclaiming creates chargebacks. Align the essentials bus with the words on Airbnb or Booking.
Photograph the wallbox with the fair-use signage visible. Note connector type (Type 2 AC vs CCS2 DC) so guests with adapters pack correctly — connectors.
Educational close: hospitality energy projects need CoC, SSEG and insurer notice like any other trading site. Confirm with your EPC and broker.
Maintenance windows without wrecking occupancy
Book thermography, filter cleans and firmware updates on low-occupancy weekdays. Tell guests when the wallbox will be offline. Keep a Mode 3 cable spare only if your insurance and house rules allow supervised guest use — most hosts should not lend Mode 2 leads.
Track monthly solar self-use against laundry schedules; if self-use drops, fix operations before buying modules — bill still high · cleaning.
One more savings check
Before you expand PV, confirm the heat pump and laundry timers already chase daylight. Many hosts find another R500–R1 500/month (illustrative) in behaviour before hardware. Then revisit quotes with usable kWh and SSEG fees visible — finance · check a quote.

Pricing EV as an add-on
Either include a capped kWh in the nightly rate or meter it. Unmetered “free EV charging” on a lean hybrid is how Stage cover vanishes on long-weekend check-ins — usable kWh.
Fibre and payments during Stage
Card machines and booking apps die when the ONT is dark. Put the internet path on essentials or UPS — fibre / router.
