Will solar panel mounts void my roof warranty in South Africa?

Not automatically — undocumented or poor penetrations will. Separate the roof OEM warranty, the mounting-product warranty and the installer’s leak-free workmanship warranty, and get methods approved in writing before anyone drills.

Answer first: Solar mounts do not automatically void a South African roof warranty — but undocumented penetrations, wrong fasteners and missing flashings can. Get the roof manufacturer or original waterproofing contractor’s written method approval where the warranty still matters, and make the solar installer warrant leak-free penetrations in the contract.

Three warranties people confuse

  1. Roof sheeting / waterproofing warranty — often limits who may cut or drill.
  2. Mounting hardware warranty — rails, clamps, brackets (product defects).
  3. Solar workmanship warranty — should explicitly cover leaks at every penetration and cable entry for a stated period.

Hardware warranties do not waterproof your house. Insist on the workmanship clause in writing — installer selection guidance from SA practitioners repeatedly flags leak liability as a walk-away item if missing.

Before anyone drills

  • Age and remaining life of the roof — re-sheet first if the roof is near end-of-life; panels make later re-sheets expensive.
  • Roof type: concrete tile, clay tile, IBR, Chromadek, standing seam, torch-on — each needs a different foot and seal strategy.
  • Ask for the proposed bracket, sealant brand, and whether mounts are rail-on-hook, hanger bolt, or clamp-to-seam (standing seam often avoids penetrations).
  • Photo the roof condition with the installer present; attach to the quote pack.
  • Body corporate / HOA roofs need scheme approval — sectional-title solar.

Penetration hygiene that keeps warranties discussable

  • Correct fastener length and material for the sheeting (dissimilar-metal corrosion is a silent killer).
  • Compatible seals / flashings rated for SA UV and temperature cycling.
  • Cable entries through walls or eaves with glands — not open holes behind the DB.
  • Walkway / no-go zones so cleaning does not crack tiles (cleaning).
  • Earthing/bonding of arrays per SANS practice — earthing.

Who pays when it leaks?

If the solar contractor’s workmanship warranty is clear, start there. If the roof OEM voids cover because an unapproved third party drilled, you can be stuck between two certificates. That is why written method approval before install is cheaper than lawyers after the first Cape winter. Keep CoC, GreenCard (if used), roof approval emails and as-built photos in one folder — solar warranties, CoC.

Insurance angle

Household insurers may ask whether roof alterations were professional. A leak that reaches the inverter or battery wall is both a building and an electronics claim. Disclose the PV install when asked; do not DIY bracket holes to “save the call-out.”

Red flags

  • Installer shrugs: “We never void warranties” with nothing in writing.
  • Silicone-only seals on long-life metal roofs without proper flashings.
  • No plan for re-roof access after panels are down.
  • Walking on brittle tiles during install with no breakage allowance.
  • Cable chafing on raw IBR edges.

Savings link

A R8 000–R20 000 leak remediation plus ceiling damage can erase a year of tariff savings. Pay for proper mounts once. Roof suitability screening belongs in week zero — is my roof suitable?, roof space.

Coastal and Highveld specifics

Salt air eats cheap fasteners; Highveld UV cooks marginal sealants; Gauteng hail argues for impact ratings on modules and for not walking tiles unnecessarily. Specify stainless or coated fasteners suited to the sheeting, and ask how the installer will replace a cracked tile mid-job. Coastal estates may have architectural rules on rail colour and skirt flashings — budget the aesthetic pack, do not fight it after panels are on site.

Document pack to keep for ten years

  • Roof OEM / waterproofing approval email or letter.
  • Mounting datasheet and torque specs.
  • As-built photos of every penetration before covers go on.
  • Workmanship warranty PDF with leak clause highlighted.
  • CoC and, where used, PV GreenCard reference.
  • Installer public-liability confirmation for the job dates.

That folder is what makes a future buyer, insurer or re-roofer take you seriously.

Re-roof and panel removal clauses

Ask who pays to remove and refit modules if the roof needs major work in year six. Some workmanship warranties cover re-fit labour for installer-caused leaks only, not for planned re-sheets. Price a future removal day into long-term ownership if your roof is older than about a decade. Buyers of the property will ask; having an answer protects resale.

If you plan a heat-pump loop or EV conduit in the same project week, coordinate roof and wall penetrations so trades do not drill twice through the same eave. One scaffolding mobilisation is cheaper than three leak call-outs — install order.

If a quote cannot name the bracket brand and seal approach, treat it as incomplete — same as a battery quote that hides cycle life.

Educational only — roof OEM terms vary; read your specific warranty schedule before approving brackets.

When quotes are close on panel price but far apart on mounting detail, pick the clearer penetration method — that is usually where the long-term saving hides.

IBR, Chromadek and tile — method notes that protect savings

On IBR and Chromadek, insist on manufacturer-compatible brackets, EPDM or butyl seals rated for SA UV, and fasteners that match the coating chemistry. Dissimilar metals on a coastal roof will stain and eventually leak — years after the installer’s WhatsApp goes quiet. On concrete or clay tile, hanger-bolt or hook systems need the right rafter hit rate; “through the tile into thin air” is how winter storms fill the ceiling cavity. Standing-seam clamps avoid holes when the seam profile allows it — get that confirmed in the quote, not on install morning.

Leak triage without voiding everyone

If water appears after a solar job, photograph before anyone re-screws. Call the solar workmanship warranty first; copy the roof OEM only with facts, not blame. Random DIY silicone on top of a failed flashing can void both covers. A R3–R4/kWh tariff saving for a year is roughly the cost of one serious ceiling repair — which is why penetration discipline is a savings topic, not aesthetics. Keep the as-built penetration photos with your CoC pack so a future buyer’s surveyor does not invent risk.

When comparing two solar quotes, score mounting detail as heavily as panel brand. Peer installers who buy through reputable trade counters (SONAH Group among Herholdt’s, ARB, Voltex, ACDC Dynamics and DBS Energy) usually can name the rail and clamp SKU — that naming habit correlates with cleaner roofs.

Who owns the leak risk — put it in writing

Roof warranties and solar workmanship warranties are different documents. If the roofer’s remaining warranty voids on unapproved penetrations, get written consent or use a mounting system the manufacturer accepts. Photograph flashings before cladding closes; keep them with the CoC. A R180 000 PV array that forces a R40 000 re-roof fight in year two is not a savings story.

Ask who remediates a leak at month 18: solar EPC, roof contractor, or “not us.” Related: roof suitability · choose installer.

Insurance angle

Notify your home insurer that PV is going up; some policies want serial lists and a CoC on file. A denied storm claim because “unapproved roof works” helps nobody’s payback. Keep the roofer’s consent letter with the policy schedule — solar insurance.
